“A TRUE STORY: I have heard there are "dues to pay" in Costa Rica while you learn the ropes. First of all "mañana" does not mean "tomorrow” it means "not today and sometime in the future." With all kidding aside...

My boyfriend, Nick , and I found Costa Rica 2 years ago and we fell in love with the country. We fell in love so much that the day we were leaving from our first trip there we put money down on a duplex so we were sure to come back.

It was 5k and we were buying from an American who had been there for 12 years. We signed a contract and found a Costa Rican attorney when we got home. To make a long story short ,we did not get that duplex as our attorney said the title was not clear. We got our money back without a problem.

Then we bought a commercial lot and a cheap condo .The commercial lot was fine and everything was done properly. We had a partner and we used his attorney.

The condo purchase did not go well .I found out it was not registered properly. The attorney did not register my condo in my name. Luis Diego discovered this and was hired on the spot to fix this issue. What if I had not met Luis is all I can say!!!! I now own my own condo. Silly me, I thought I did own it until I met Luis.

Nick and I and two other NJ friends decided to buy a piece of land in COCO to build our own condos. This was Sept 2005. Nick and I were very willing to move to Costa Rica to build them. Nick is a contractor and I am a real estate agent and we were excited about our future and re-locating.

We hired an architect who came through an acquaintance. To cut to the chase.. After spending 15 k and wasting 9 months we are told by Jose Pablo OUR Architect he is not an architect at all. We lost money and time. By now, we are discouraged and furious about our Costa Rican dealings.

To make matters even worse The same attorney who said to "Pay the architect" and "keep him ,he is very good" was the same attorney who never registered my property. This same attorney never registered the condo land project either. Three strangers owned our land. Remember.. This attorney came highly recommended. I beg to differ. We tactfully let him go. We immediately hired Luis to fix that problem too.

How we met....
I was eating my salad at Senor Pizza in COCO one night last March and met a man at the next table. I was fed up with our ARCHITECT and he said ...I know of a great one named Jose Pablo .He is in San Jose. He gave me his email address so I began emailing Jose. I went back in the States and sent him the prints I had for our condo project. Jose doubted they were done by an architect. By now, our Architect does not email or return our calls anymore. We are, all the while, thinking our project was approved and we were "IN" the long permit process.

Nothing even close to that was happening. Our project never made it to the CFIA or any Gov agencies for approvals. It was now April 2006. We bought the land in Sept.2005.

I finally met Jose Pablo and Luis, in person, last spring. After numerous emails and, by this time, my untrusting nature...They more than passed the test. Jose Pablo had discovered the Architect was, in fact, not an Architect. We would still be waiting for our approvals and Luis discovered our land ownership issues and FIXED them. We now own our condo and our own land thanks to Luis. We now have a Beautiful 100 % better condo project thanks to Jose Pablo and we are ready to sell.

I do not know what we would have done if I had not met the man at Senor Pizza who gave me our Costa Rican life savers....Jose Pablo and Luis Diego.
We were totally discouraged last spring and now we are totally excited again about our future in Costa Rica. Thanks ONLY and SOLEY to those two men.

Part of me says.....
Do not share this story. Let some poor fool "PAY HIS DUES" like we did. After all.... the stories are numerous and everyone pays tuition there. But, you know, I am so grateful to those two men they deserve all the American business and Costa Rican success they can handle. I cannot say enough about the way they restored our faith in our dream. Believe me, after what we had been through we were like the x files says "trust no one" and "sell everything and get out!!"

So Yes!.. Hiring Jose Pablo and Luis Diego right off the bat can save you a tremendous amount of time, money and emotional stress. You can complete a project, a purchase and know that it was done in a timely manner and properly.

OH by the way....Yes we did form corporations for all of our purchases...we did hire attorneys.. We did do it the recommended way you buy real estate in Costa Rica. AND we still did it wrong. So heed this warning "hire those two or else!!!"
